introduce myself
I always saw
having a career as a bit of a game, but a game that wasn’t
really worth playing. After all … think about
it. If you play the game how they want, you’ll
spend long hours at the office to make a good impression, or just

need money. Of course I had to do something (a job) to pay the bills
for a few years. But all the time I was on the lookout something else.
So
I started my own small
business.
Which is all well and good. You don’t have a boss breathing
down your neck…just a bank manager! You’re in
charge; you’re in control of the business, so
that’s better isn’t it? Except you have inspectors
who think they are running it. Or else the staff think
they are the ones in charge!
Ok, it was successful, a little
money-spinner or so my accountant said, but I was spending longer
working in my business than I was when I was working for someone else!
A funny sort of success, that.
I’d had enough of working for other people. And I’d
had enough of working even longer hours running my own business.
Then came
my lucky
break…
My son had just
started primary school and it turned out that one of
his friends had a dad in the property business – he
invested
in houses that he rented out to students. What’s more he was
making so much money he’d been able to give up his job as a
primary school head!
He’d drop his daughter off
at school;
maybe check out a couple of houses as potential investments then his
day was free. And I had 10 long hours of work in my business in front
of me!
I saw the
light.
Wouldn’t you?
In the following days
and weeks I found out as much as I could from
‘dad’ about investing in student houses. Where he
bought them, what sort of houses they were, where he found his student
tenants etc. etc. And how the figures stacked up.
The only thing he
wouldn’t tell me was the location of an ‘off the
beaten track’ street he’d found with just the
perfect sort of house for letting to students, and available at a good
price. He was keeping this to himself and buying up every house there
that came on to the market. But that was ok; he’d told me
enough to make me hungry to get me started in student property.
So What
Did I Discover?
It was so simple
really. In fact, when I found out how easy it could be
I kicked myself for not having seen the potential years earlier. After
all, being in business I should have spotted the opportunity. The truth
is I had…but I just hadn’t known where to start or
how to really go about things. I’d been ‘thinking
about it’ but never getting around to ‘doing
it’.
I Needed Somebody To Take Me By The

a year on average over
the past few years as my properties have risen in value, plus a present
day income of £38,000pa.
That's working only a handful of hours
of work a week basically doing what I feel like, when I feel like it.
It has happened for me and it has happened for lots of other student

The funny thing is there's nothing special about us.
It's just that we all happened to go into something where the rewards
are tremendous. Student landlords I know come from all walks of life
solicitors, teachers, and nurses, plumbers, electricians,
carpenters.
The only thing they have in common is that they
have understood the money to be made from renting to students and
they've gone ahead and done it.

Investing in property
is not like one of those ‘get rich
quick’ schemes you’ve no doubt heard
about. You know, the ones that promise large sums of easy
money for virtually no work. The ones that sounds so utterly
convincing that you almost believe they work. Except they

I don't know anyone who got rich through a
‘get rich quick’ scheme. Do you? But I do
know plenty of people who have made a load of money by investing in

What I
realised about
property is this…
It only needs a short
burst of effort at the start: finding and buying
a property, getting it ready, and getting tenants in. After
that you can take it easy and collect an income for as many years as
you like for very little work.
In fact, I found once I had my property portfolio up and running,
one of my main tasks was to simply check my bank statement to see that
all the rent payments had been made!
So I was prepared to make
the effort to get started, because I knew
that once I had a property up and running I would have a continuous
stream of income, with virtually no effort. And so it turned
out.
I
now have 19 investment properties worth over
£2.2m and a substantial income. And I haven't needed to do a
9-5 job for years.
Money
doesn’t
grow on trees… but…
Watching the value of
your properties grow, year by year –
now that really is money for nothing. Of course, if you own your own
home the same thing happens – except it’s only one
house and you’ll always need somewhere to live, so you
can’t really reap the benefit.
Imagine if you had owned ten or twenty other properties over the past
ten years! And the beauty of it is that most of the money you use to
buy them isn’t even yours – it’s borrowed
from the bank or building society.
Now don't think I started
out with
a ton of cash in the bank, I didn't
I did what anyone who
owns his or her home can do. I used the
equity in my own home that had built up as its value had risen. I sold
my home, pocketed the rise in value and used this money for deposits
for my first rental properties.
If I hadn't intended to move
at the time I could have simply taken out a larger mortgage on my own
home and got
a deposit that way.
There is no rocket science
here. Almost anyone, who presently owns their own home, could
do the same, easily.
But why
rent shared houses to students?
Maybe
you’re thinking “Ok, I know property is a
good investment…but why on earth should anyone want to rent
to students who wouldn’t even know which end of a vacuum
cleaner to hold”.
Simple.
There's a lot more rental income to be made by renting out
rooms to students than there is to be made renting out family houses or
luxury flats. In fact, you can sometimes make nearly twice as much income
by renting a house to students, room by room, as you can by renting it
to a family. Which sounds better: £220 a month each
from four students or £550 a month from a family for the same
house.
So what
did the neighbours
think?
When I bought my
first student houses I didn’t spread the
news around. What would be the point? As far as everyone knew I was
still running my business – and so I was to start with. But
eventually I didn’t need the hassle of running the business
any longer, so I sold it... and of course, invested in more properties.
Now
I had the income…and the time to enjoy it.
After maybe banking a
few cheques or looking at another potential
investment I’d be finished by 11am then it would be off to
the golf course. And if I fancied a week’s holiday away from
‘work’ I’d just take it. I’d
check out those last minute luxury hotel bargains on the Internet, book
a cheap flight (after checking the weather, of course!) and just go.
You
understand…I don’t actually have to do
anything most of the time for the money to just keep rolling in.
Which is when friends and neighbours started asking “what are
you doing now?”
So I had to start explaining myself. How was I making a living without
going to work? When I told them…
“Oh, we’d like to do something like that”
they’d all say, “but we daren’t,
we’ve got the money but we just don’t know
how”.
So
